The Company’s activity

Orbis Properties SOCIMI, S.A.U. has been incorporated on July 5, 2018 under the name Newsoms Invest, S.L..

The Company is a public limited liability company (sociedad anónima) registered under the Spanish Real Estate Investment Companies (SOCIMI) regime. Therefore, its corporate purpose mirrors the one that is established by the SOCIMI law.

The Company’s business focuses on the investment in real estate assets intended for lease. In particular, the Company indirectly owns five office buildings located throughout Madrid

Assets

The Company indirectly owns the following assets consisting of five office buildings of around 72,289 sqm located in the most established office submarkets of Madrid:

Cristalia 2&3 and Cristalia 5&6

These assets are composed of two highly efficient Grade A twin-office buildings built over six floors in 2006 by Bouygues and are of approximately and respectively 17,339sqm (Cristalia 2&3) and 17,586sqm (Cristalia 5&6). They are located in the Cristalia Business Park, in the Campo de Las Naciones area, at Calle via de los Poblados, CP 28033 Madrid. This area is one of the most consolidated and established Madrid office submarkets.

De la Vega BP

This Grade A office complex of around 22,446sqm developed in 2000 and refurbished in 2016 is made of 4 interconnected buildings of eight floors each. It is located in the Avenida de la Vega 15, 28108 Alcobendas, which is one of Madrid’s main business areas. The Southern-end area is the most established office location, due to the Metro station La Moraleja and Diversia leisure complex.

JILT 14

This Grade A office building of around 7,871 sqm was developed in 2000 and fully refurbished in 2017 including a new glass façade. Offices are distributed over four floors with floor plates of c. 1,800 sqm. It is located located at Calle Juan Ignacio Luca de Tena 14, 28027 Madrid, directly opposite to the Banco Santander new global headquarter.

Augustin de Foxa 29

This CBD office building of around 7,047sqm built over eleven floors with floor plates of c. 600 sqm, is located next Chamartin train station and less than 5 mins from paseo de la Castellana, more precisely at Calle Agustin de Foxa 29, 28036 Madrid. This location is very good for mid-sized companies.
